About us
I’m Judith Corba.
My name is Judith Corba, born and raised in Leiden, The Netherlands. I have worked for several companies, mainly in advertising as an account executive. One of the reasons I moved to Portugal is that life is more simple here. There is less stress than in The Netherlands, and more nature.
Of course there is the famous paperwork, which can indeed be challenging and daunting. When I moved to Portugal I initially stopped working for a little while, to get grounded in this new country. After about half a year I picked up working again, this time from home as virtual assistant. For me the best option was to start a company, which I did. As property has been something I have always been interested in, I have always kept an eye on the market and properties available. In these years I have visited many different types of properties, either for myself or on behalf of other people.
As I have always been very enthusiastic about helping people based on my own experiences, I explored the options to turn it into a job. As there are more and more people looking into moving to Portugal for various reasons, I decided it was time to share my knowledge in a more professional and personal way. This idea got a kick start when I met a lovely American couple looking for a property in Central Portugal, who trusted me with helping them in their search. After this, I joined a Dutch company specialised in helping mainly Dutch and Belgian people with their immigration journey, where I focussed on the property purchasing part together with Dra Cátia, the lawyer. After doing that for over a year, we decided to step out on our own, continuing to offer these services to anyone in search for honest help.

I am Cátia Caramelo, and I’ve been practicing law since 2010. Professionally, I began my journey working for a law firm and later decided to work independently.
For many years I have worked in various areas of law, and this is one of the most rewarding areas because I feel I truly help people achieve their dreams in a safe and more serene way, navigating through bureaucracy and legislation.
I have immense pleasure in having direct contact with clients and working within my power to forge a healthy, sincere, and ethical path to achieve my clients’ goals.
I am an approachable person because I can put myself in the client’s shoes.

Property buying assistance
Buying a property in Portugal can be daunting. Ever changing rules and regulations, a never-ending flow of paperwork and a different way of working than what you are used to can make the process of buying property feel like walking through a minefield. We are here to help. From the moment you find the dream home, we will guide you through the whole process, making sure that what you are buying is exactly what you think it is, avoiding problems later along the way.
Building assessments
You found a property, but are not sure of the structural integrity or amount of work that needs to be done. An experienced builder can visit the property, providing an overview of problem areas and priorities to take into account. For licensed and stamped property inspections it is best to contact an official surveyor.
NIF and bank account
For European clients we can offer help with obtaining a NIF (tax number) and opening a bank account. For any property transaction in Portugal you will need to have a NIF. This can be registered on your address outside of Portugal if you do not live there yet. Without a NIF it is impossible to have the house transferred onto your name. A bank account is not an obligation, but will make everything a lot easier. The purchase taxes for example need to be paid with a Portuguese card.
Other
If you are looking for help with other issues like mortgages, insurances, registering as a resident, registering your EU driver’s license, importing your car? As a client of Nomad consultancy you will be referred to specialists free of charge. We also have a contact who will be happy to join you personally when visiting the different institutions to make sure everything goes well.
Prices
Transparancy is very important to us. We work with a set price, so you know exactly what everything will be costing upfront. All prices are including Portuguese VAT, invoices will be provided.
Property purchasing guidance ALL IN
€1,750 (incl. VAT & lawyer fees). Includes: Communication with seller/agent, document verification, reviewing Promissory Contract (PT/EN), deed scheduling, and lawyer presence for translation/oversight. Includes specialist referrals. Excludes: Lawyer travel to deed (€0.50/km). Extras: Drafting contract by lawyer (+€246); Early cancellation fee (€184.50) if paperwork fails. Note: Complex cases quoted in advance. Custom hourly rate: €65.
Building assessment
€ 325,- including VAT, excluding travel expenses
This price is for buildings up to 250m2, within a maximum 2 hour travel radius calculated from
Arganil. Travel expenses will be calculated in advance at € 0,35 per kilometer.
For buildings that are larger or further away a price will be calculated in advance.
Power of attorney for NIF and Bank account
For the opening of a bank account and/or NIF a Power of attorney is necessary. One POA can be
made including both NIF and bank account if needed. The costs are per person.
